Cash Transaction We pay cash. There is no waiting for financing which typically could take 30-60 days and may result in the buyer being unable to qualify for the loan, resulting in the owner needing to put the house back on the market.
 
No Home Inspection Most transactions have contingencies of full home inspections. If components of the house are found unacceptable, buyers will often back out of the deal or try to renegotiate the price. We will not do that - we'll accept the house in its present condition.
Quick Settlements Because there is no need to wait for financing or inspections of the property, we can typically settle on the house in 7-10 days.
No Commission

Typical real estate commissions are based on the sales price - often 6%. Although one of our members is a licensed Realtor,the Seller will not be charged any commission.
Option to Rent

In order for sellers to secure an available spot in a retirement community, they often need to first sell their property.

We provide the option of going to settlement and then renting the house back for a period of time.
